Challenge – the Developer needed to deliver a pad ready site at 98.5% compaction by December, but was in jeopardy with over $700,000 of additional site costs and winter conditions approaching after demolition of an existing industrial facility found 4-8 feet of unsuitable contaminated foundry sand under 80% of the slab.

Solution – As the Construction Manager, Fiorilli analyzed all options and navigated the best possible solution to mitigate remediation costs. In lieu of common alternatives such as export and fill, Fiorilli came up with a cement stabilization.

Results – The project was delivered on time and Fiorilli mitigated additional site costs saving the Developer from nearly $500,000 in unforeseen concealed site condition cost.

Giant Eagle Wadsworth Remodel

Challenge – This Giant Eagle remodel presented a complex logistical challenge: completing 19 phases of work, primarily at night, while keeping the store fully operational. The project involved design-build elements for seven different deep interior trenches, some reaching 20 feet deep inside the store. The constant movement of merchandise between phases to accommodate construction added to the complexity. Existing utility depths were unknown, requiring "forensic" digging and location.

Solution – Fiorilli Construction worked closely with the store manager and staff, meticulously orchestrating and roadmapping each phase. This included detailed logistics for moving merchandise racks, erecting partitions for construction, performing work at night, and restoring the area for daytime shoppers. Doubled crews and daily communication with the management team about any changes or unforeseen issues ensured clear expectations.

Results – Despite the complexity and some unforeseen issues leading to a slight budget increase, the project finished on track. Of significant note, Giant Eagle experienced no loss of revenue due to disruptions. The successful management of merchandise movement ensured that all goods remained available to customers throughout the renovation. The well-orchestrated phasing plan resulted in a smooth renovation process.

Marcs Warehouse Expansion

Challenge – Marcs, a specialty grocer, needed to expand its landlocked warehousing and logistics hub, including refrigerated storage. Fiorilli Construction was tasked with a construction management approach to deliver an 80,000 sq. ft. facility within a specific budget. The project involved developing adjacent property, which was found to be landfill with significant soil issues due to its proximity to the airport.

Solution – Fiorilli Construction assisted in the due diligence and civil engineering planning of the property. They investigated the soil reports and redesigned the foundation system, opting for piers instead of traditional foundations. This eliminated the need to export unbuildable soil and import costly compactable fill.

Results - Fiorilli Construction saved Marcs over $750,000 in site development costs. This was crucial for making the overall project financially viable. The innovative foundation solution allowed Marcs to proceed with the much-needed expansion of its warehousing operations.
