Life Storage

Challenge – This ground-up three-story climate controlled self-storage facility commenced in late fall and was constructed during the winter months on a closed site that sat 80-feet up an embankment from the adjoining roadways. A new prototype building that incorporated conventional exterior finishes onto a pre-engineered building, design considerations evolved throughout the construction.

Solution – Fiorilli coordinated a site logistics plan to account for special material delivery and rigging challenges inherent with the projects site limitations and work closely with the owner to minimize winter conditions costs and confirm all new prototype design details.

Results – The project was delivered on time in spring of the following year and met all prototype criteria. Limited winter escalation costs allowed the owner to achieve their overall project budget.

DealPoint Merrill Self Storage

Challenge – Fiorilli Construction was the low bidder on the conversion of an existing warehouse into a self-storage facility. However, the project was over budget, and Fiorilli identified significant structural and envelope issues (roof, walls, tuckpointing, settlement) that were not apparent in the original drawings as well.

Solution – Fiorilli Construction worked closely with the client and a structural engineer. They value-engineered the self-storage design to reduce costs and developed a plan to address the structural and envelope issues proactively rather than piecemeal during the project.

Results – Fiorilli Construction helped the owner understand the unforeseen costs upfront, develop a mitigation strategy, and ultimately proceed with the project. The value engineering of other means and methods and the proactive approach to structural issues made the project feasible, allowing the developer to complete the self-storage facility as intended.

DealPoint Merrill | Lorain Avenue Self-Storage

Cleveland, Ohio

Challenge – DealPoint Merrill acquired a vacant 56,000-SF Giant Eagle on a tight 4.3-acre urban site, hoping to repurpose it into a profitable, two-level climate-controlled CubeSmart facility. The pro forma was immediately over budget, and the scope included:

  • Converting the existing grocery shell into a two story self-storage while meeting stringent climate-control and fire-code standards.
  • Adding an 40,000-SF pre-engineered expansion plus two smaller drive-up buildings on an already congested lot.
  • Securing multiple zoning variances and managing neighborhood concerns— all on a fast-track schedule with firm ROI targets.

SolutionFiorilli Construction partnered early with the owner, architect, and structural engineer to realign cost and schedule:

  • Phased Logistics Plan – Sequenced interior demolition, new mezzanines, and exterior additions to keep crews productive on the compact site and maintain city right-of-way access.
  • Speed-to-Market Approach – Pre-ordered long-lead items (elevators, HVAC, doors) and used advanced coordination to eliminate field conflicts, holding the six-month construction window.

Results

  • Project delivered on time and on budget, despite the original proforma gap.
  • A new climate-controlled storage plus exterior buildings opened fully leased.
  • Renovated out-parcel sales office generated immediate ancillary income and improved overall ROI.
